Most homeowners, at some point, have typed their address into a search engine and gotten a home value from one of the big AVM (automated valuation models). Have you ever looked at multiple ones at the same time? In some cases, these can be tens of thousands – if not hundreds of thousands – of dollars different than one-another.
There are several challenges with using an AVM model to get your home value:
- Values change as there are more buyers or sellers in the market – that is based on what is happening now, not what happened when other local homes sold (which is one thing AVMs base their values on.
- AVMs can’t see the quality of finishes such as your countertops compared to other homes in your neighborhood – AVMs look at things such as square footage, number of bedrooms, and year built.
- There are additional emotional metrics that cannot be measured by a computer
